Portage Place is located in South Bend, Indiana’s Near Northwest Neighborhood, just minutes from downtown South Bend, the University of Notre Dame, St. Mary’s College, Indiana University South Bend, and the Michiana International Airport.  Pedestrian and bike friendly with easy access to public transportation as well as the toll road, it serves as a crossroads for the community and the anchor for Portage Midtown, a sustainable neighborhood development located in the center of the NNN. A historical icon if the art deco era, originally built in and around 1920, and expanded in the 1940, Portage Place served first as the Ward Baking Company, and then later as the Ford Distribution Center. Abandoned in 2012, it has been rescued and fully renovated and updated with high speed internet, a spacious and comfortable atmosphere and lots of natural light. Spaces range from 200-2000 sq/f. with rents starting as low as $350/mo.

Kil attended Ball State University where he earned a Bachelor of Architecture and a Bachelor of Science in Environmental Design at the College of Architecture and Planning in 1982 and became a licensed Architect in the state of Indiana in 1984 and in Michigan in 1994. In 1987 Kil graduated from the University of Notre Dame School of Arc

  

Kil attended Ball State University where he earned a Bachelor of Architecture and a Bachelor of Science in Environmental Design at the College of Architecture and Planning in 1982 and became a licensed Architect in the state of Indiana in 1984 and in Michigan in 1994. In 1987 Kil graduated from the University of Notre Dame School of Architecture with Master of Architecture with a focus on Urban Design. Kil served as an adjunct professor at the Notre Dame School of Architecture and also at Andrews University School of Architecture from 1989 through 1994. He served as a staff architect on an Etruscan excavation at the site of Poggio Civitate (750 BC to 525 BC) for 4 seasons from 1991 through 1994. In 1991, Kil started the firm of Kil Architecture / Planning and presently employs a staff of eleven personnel. Over the years the firm has offered architectural design and planning for a wide range of building types. July 1st2022, Kil Architecture Planning celebrated 31 years in business serving to our Community. The firm has extensive experience with new construction as well as historic preservation, rehabilitation and retrofit. Kil is a Qualified Historic Architect Professional as listed with Indiana Department of Historic Preservation and Archaeology. Kil’s list of projects includes multifamily housing, new construction, conversions and renovations, park and recreation, commercial, multi-use buildings, single family residential, school rehabilitation, municipal buildings and museums. Kil has served as a board member of the Southold Dance Theatre for 11 years, and is presently a Board Member of Hemophilia of Indiana, a Board Member of LaSalle Council Boy Scouts of America and a Member of the Ruthmere Foundation Board. For fun, Kil loves to cook, paint watercolors, travel with family, cross country ski in the winter, and camp, kayak, bike, hike and backpack throughout the year.

 Monte Anderson is President of Options Real Estate Investments Inc, a multi-service real estate firm specializing in developing sustainable neighborhoods in Southern Dallas and Northern Ellis counties. He is both an advocate and practitioner of incremental development and is often found speaking and teaching across the country on the Cultivating of Local Neighborhoods. Monte and Options have been recognized by the Dallas Chapter of AIA, North Texas Council of Governments, the American Planning Association, Preservation Dallas, Preservation Texas, and the Greater Dallas Planning Council for their work. Award winning projects have included Main Station Duncanville, DeSoto Market Place, Tyler Station, the Texas Theatre, Belmont Hotel in Dallas, and MidTowne Midlothian. Monte’s most recent project is Wheatland Plaza in Duncanville, TX, a 90,000sf retail shopping center makeover that will include a food hall anchor, 11 hotel rooms, a co-working space, and various other local retail, restaurant and office type users. Beckley Settlement in South Dallas recently opened at 100% occupancy with 35 office and service providers. Monte previously served on the Duncanville, Texas City Council. He is the founding President of the North Texas Chapter of Congress for the New Urbanism (CNU) and was a co-founder of the Incremental Development Alliance.

Borkholder grew up in the construction industry where his father had a business with multiple construction crews, a lumber yard and truss manufacturing business that he had started in 1962. He learned to love the industry and the people that worked in it. He attended Indiana University South Bend and graduated in 1987 with a BS in Marketi

Borkholder grew up in the construction industry where his father had a business with multiple construction crews, a lumber yard and truss manufacturing business that he had started in 1962. He learned to love the industry and the people that worked in it. He attended Indiana University South Bend and graduated in 1987 with a BS in Marketing and Management. After working in various areas of the family business he eventually became President in 1995 and purchased the business in 2011. 

Borkholder Buildings has always been on the forefront of innovation and development with a dealer network of over 50 dealers using their designs and material packages throughout the Midwest. More recently Borkholder started area of focus – New Energy Homes, who’s goal is to build Zero Energy Homes at market rates. There has been collaboration with the local Habitat for Humanity chapter to build 4 of these homes in the Near Northwest Neighborhood as well as many in other communities. More recently they have introduced their line of Net Zero Tiny Homes which debuted in the NNN as well. 

Borkholder has been involved in a variety of local and national nonprofits organizations and is a member of Gideons International. His involvement in international relief efforts have provided multiple opportunities to assist in humanitarian projects where the Borkholder Building technology was used in the project. Giving back to the community as well as to those in need is a basic tenant of his belief system. His family, church and travel fill in the leisure time afforded.

Tyler is the Vice President of Sustainability, Board Member and a minority investor of Inovateus Solar, LLC. He also serves as the Sustainability Manager and co-owner of Logistick, Inc., both South Bend based companies. Tyler was recently immersed in the Grand Rapids and West Michigan sustainability community while working on his MBA at G

Tyler is the Vice President of Sustainability, Board Member and a minority investor of Inovateus Solar, LLC. He also serves as the Sustainability Manager and co-owner of Logistick, Inc., both South Bend based companies. Tyler was recently immersed in the Grand Rapids and West Michigan sustainability community while working on his MBA at Grand Valley State University, with an emphasis in Sustainability, and he graduated in 2019. Tyler has since led company efforts in stewardship and sustainable practices for both Inovateus Solar and Logistick, Inc. He did his undergraduate work at Holy Cross College in Notre Dame, IN, and graduated in

2012 with a Bachelor of Arts, and Major in Business. While there, he played on the varsity golf team. Tyler now also serves as an Advisory Board Member of PVpallet, Inc (reusable pallet

concept), Board Member for St. Joseph County Parks Foundation, and sits on a regional

leadership council for the Michigan Sustainable Business Forum. He is also a proud member and

supporter of 1% for the Planet, Mamoni 100, and Ambassador for Alliance for the Great Lakes. Sustainability, renewable energy and conservation are things Tyler equally loves. He is passionate about making a positive impact on those around him, and to help the world think

more about stewardship and sustainability. Tyler currently lives in an eco-friendly and solar

powered tiny house in a forward-thinking neighborhood of South Bend, IN. He likes yoga and meditation, fitness, anything outdoors, eco-adventuring the planet, playing drums and music, fishing, mountain biking and golfing.
